1The service

Oumah Sync ("Oumah", "we") is a web app for running homestay, guesthouse, and villa operations. By using Oumah, you (the "client") agree to these terms.

The Oumah team sets up your account, rooms, rates, and staff accounts with you. Available features follow the plan and add-ons active at each property.

2Accounts and access

• The owner is responsible for the staff accounts created in their organization, including their roles and which properties they can open.
• Every user must keep their password private. Tell us right away if you notice suspicious access.
• The Oumah team may open a client's account to help with setup or to solve a problem.

3Free trial

The trial lasts 14 days and covers every base plan module. Add-ons can be discussed separately. If you do not continue after the trial, nothing is charged.

4Plans, pricing, and billing

• Pricing is agreed through the quote we send, based on your number of rooms, extra properties, and add-ons used.
• Billing is sent as a monthly invoice.
• Add-ons can be added or switched off per property through the Oumah team.
• We announce price changes before they take effect.

5Late payments

If a payment is late, the app shows reminders during a grace period. After the grace period, the account becomes read-only until payment is received. During that time no data is deleted and you can still view it.

6Your data

• The property, guest, and staff data you record stays yours.
• We process data according to the Privacy Policy.
• Reports can be downloaded as PDF or CSV at any time while the account is active.

7Fair use

• Oumah may not be used for unlawful activities.
• Do not try to open other clients' data or disrupt the system.
• The owner is responsible for telling staff that attendance uses face and GPS location.

8OTAs and third-party services

OTA sync depends on the OTAs and the channel manager provider. OTA rates and booking rules follow each OTA's own terms. If a third party has a problem, we will help resolve it, but we do not control their services.

9AI assistant

The AI assistant drafts replies based on data in Oumah. Always check a draft before sending it to a guest. The number of requests is limited per month according to your plan.

10Service availability

We work to keep Oumah available at all times. Occasionally there may be maintenance or disruptions, and we will let you know if the impact is significant.

11Limitation of liability

Oumah is an operational tool. Business decisions, such as pricing, accepting guests, and paying staff, remain the client's responsibility. To the extent permitted by law, we are not liable for indirect losses arising from the use of Oumah.

12Cancelling

You can cancel any time by telling us on WhatsApp. Access ends at the end of the paid period. Before then you can download your reports, and afterwards your data can be deleted at your request.

13Governing law

These terms are governed by the laws of the Republic of Indonesia.

14Changes to these terms

If these terms change, the date at the top of this page will be updated. For important changes, we will tell clients in advance.
